Residential Design Codes Everyone Should Know

It would be a good idea to know some of the basic design codes when it comes to residential homes. You might need this when working on cases as an attorney, designing or thinking of additions to your new home. Here are some of the basic codes it would good to know.

 

Habitable space:

A habitable space is basically a bedroom. This is not the kitchen, den or laundry room. It is where you put your head at night. The minimum square foot allow for this space is 70 SQFT with the smallest dimension being 7 feet. Therefore, you can use the length as 7 feet, but you need 10 feet for the width to meet the minimum requirements of 70 SQFT.

 

Windows:

Each habitable space needs a window. The minimum window allowed in this space is 3.3 SQFT. This seams small, but in inches is 20 inch wide by 24 inch tall. Remember. This is the minimum. A much larger widow is advisable.

 

Cabinet:

 It is hard to remember the required dimensions for cabinets. I use the 12 inch increase rule. The upper cabinets are 12 inches deep. The counter top is 24 inch (really almost 25 inches) wide. The lower cabinet is 36 inches tall.

 

Closet:

The minimum depth of a closet is 22 inches. Each person needs 48 inches of hanging space width. As a guide, either 6 suites, 12 shirts or 8 dresses each total to 12 inches wide. Therefore, a master bedroom closet at a minimum is 22 inches deep by 96 inches long.

 

Electrical:

 All outlets installed within 36 inches of a water source must be GFCI protected (ground fault circuit interrupter). No outlets are allowed within a shower or tub space.
